Cricklewood Hotel, London
We were appointed by Mr. John Byrne as Civil, Structural, Mechanical and Electrical Consulting Engineers for a new hotel development in Cricklewood, London. The development consists of a 100 bedroom hotel, a 2,500m2 ground floor retail unit, all over a basement car park. The site is located on Cricklewood Broadway on a confined site. The building is to include pre-fabricated en-suite pods in all of the rooms.
The structure consists of an RC frame with RC columns and walls supporting RC flat slabs. OCSC considered a number of structural options for this hotel including a lightweight timber frame solution and a metzech system build solution, both of which would be supported on a RC transfer slab at First Floor Level. The RC frame solution proved to be the most cost effective solution. A number of options were considered for the basement retailing wall including a contiguous piled wall solution and a sheet piled wall solution. The preferred solution was to construct a sheet piled retaining wall which is designed to retain lateral earth pressures and surcharge loads aswell as to support the vertical loads from RC column over.
The building services design of the hotel not only had to take into account the current UK building Regulations, but also the local Council’s higher standards on reductions in CO2 emissions and use of renewable energies. To this end a dynamic model of the proposed building was generated and associated feasibility studies on energy use were produced. As a result of these a number of elements were built into the design of the building services. The renewable energies targets have been met by the inclusion of biomass wood pellet boilers and roof mounted solar thermal panels for hot water generation.
BREEAM assessments have been carried out and the development achieved a “Very Good” rating.
In addition reductions in CO2 emissions were achieved by a number of elements including occupancy control of lighting and ventilation, natural day lighting from a central courtyard and natural ventilation in the basement car park.
