Long Acre, Convent Garden
This project involves the refurbishment of a 1920’s mixed use building for Gannon Homes. The six storey building will provide retail space at basement and ground levels and residential accommodation over. OCSC were appointed as consulting Civil, Structural, Mechanical and Electrical Engineers.
The existing ground floor is approximately one meter above pavement level and the intention was to lower the ground and basement floors in order to achieve level street access and a functional basement space – this would significantly increase the value of the retail space. In addition, the building is located directly over an LUL rail line and prior to commencement of the works, a structural scheme was agree with LUL so as to avoid any disruption to the line. The existing structure which consists of timber floors joists and steel beams supported on internal steel columns and masonry walls was thoroughly inspected and strengthened where necessary.
O’Connor Sutton Cronin were appointed as peer reviewers of M&E design and installation for this development. Our role involved attending design team meetings, commenting on drawings and installation, providing cost cutting and alternative M&E solutions for the following installations;
- Comfort cooling
- Heating and hot water systems
- Audio/ Visual system
- Lighting controls.
