The project comprises a mixed use development comprising total floor area of 19, 026 square meters located at the junction of Forster Street, College Road and the Fairgreen Rd a short stroll from Eyre Square. The ground floor comprises a 14 bay coach station covered by an external metal deck canopy fully equipped with waiting rooms, coffee shops and all ancillary support services over 3305 sq.m. There building use above ground floor level is mixed. There are four floors of offices and four floors of apartments spread out over the building footprint.
A double basement providing 149 car parking spaces over a floor area of 6898 sq.m was provided below ground. The basement was formed using a secant pile wall around the perimeter of the site. The buildings foundations are cast on the very strong rock. The basement slab was designed to resist significant hydrostatic pressure from the surrounding high water table using rock anchors acting in tension. The entire structure at and below ground level was designed and constructed in reinforced concrete. Above ground level a composite steel frame was designed to support precast concrete wide slab units for the office areas. The offices comprise 4895sq.m and the 44 apartments have a gross floor area of 3928sq.m.
In collaboration with the architect, the entrance atrium was designed to incorporate a steel stairs supported at the floor plate points only with no columns allowed in the plane of the landings. OCSC carried out a computer analysis of the steel scissor stairs and designed and detailed an economical structural system. A 14m span transfer slab was designed to provide support for the apartment buildings to provide clear access for the coaches below.
