This project involved the refurbishment of a 1920’s mixed use building for Gannon Homes. The six storey building provides retail space at basement and ground levels and residential accommodation over. The existing ground floor was approximately one metre above pavement level and the design intent was to demolish the existing ground floor and to construct a new ground floor with level access to increase the value of the retail space. The existing structure which consisted of timber floors joists and steel beams supported on internal steel columns and masonry walls was inspected and strengthened where necessary.
In addition the existing basement level was lowered to maintain sufficient headroom and storage space for the retail units at ground floor. The upper floors were converted to high quality finish residential apartments with penthouse units on the upper floors.
