OCSC were appointed by Astondale developments to provide structural and civil engineering services on this development which included 18 elegant low rise apartment blocks on a 5 hectare site close to the estuary at Portmarnock.
Ground conditions were particularly poor given the site location and therefore OCSC carried out extensive site investigation and trial pitting across the site to establish the most economic foundation solution of Leanmix concrete trench-fill with traditional strip footings.
The site was also prone to flooding and therefore ground and ground floor levels were set above predicted flood levels having taken account of global warming and tidal surge.
The Civil works included foul drainage design including foul pump station, surface water including inline attenuation, roads design including raised level over poor ground conditions. Structures included traditional blockwork cross-wall construction, with precast floors, suspended ground floor slabs to the apartment blocks. A number of the blocks were supported on an in-situ concrete podium transfer slab over a common basement carpark. Works also included a raised landscaped courtyard providing an economic semi-submerged in-situ concrete communal carpark.
OCSC provided all civil, structural engineering services for the development from preplanning meetings with the planning authority through to detailed design, construction documentation and on site construction monitoring.
