Elm Park Office Development

This exclusive development is built on 14.5 acres of land off the Merrion Road. Originally commissioned by Radora Developments, Elm Park consists of 6 eight storey blocks, three blocks house 33,000sq.m. of commercial office space; two blocks are residential and contain 332 units and there are also 100 senior citizen apartments separate to the main development.

  • The development originally included the potential to house an 11,500sq.m. hospital and daycare centre and a 150 bed hotel, areas which have been converted to offices.
  • Chartered Land acting on behalf of Starwood Capital appointed OCSC to provide M&E Services for the conversion of Block D of the landmark Elm Park Development on Merrion Road to 16,500 m2 of Grade A Offices.
  • Block D at Elm Park was an existing 8 storey building above the podium slab, and was originally completed in 2007 to shell and core only with the layout developed for a proposed hotel and hospital. We were appointed to reconfigure the building for commercial office space.
  • The building was fitted out to Grade A office space, the shell & core was fully completed including new entrances, common areas, basement changing facilities and external landscaping.
  • Block D, the front building has achieved LEED Platinum. This project was awarded the Irish Architecture Awards Best Office Development 2008.
  • Sustainable Design of M&E Services Included: A Renewable Energy Centre including Biomass Boilers; District Heating Scheme; Natural Ventilation; Lighting Control; Energy Efficient Lighting; Low Water Use Fitting; Materials; Building Orientation and Form; Highly Insulated Building; Air Tight Construction, etc.
  • Sustainability: Elm Park is Irelands first sustainable mixed use private development and has achieved a green excellence rating due to the environmentally friendly construction of the office block building.
